Avoid These Five Mistakes When Submitting Your Business Plan To Raise Investment Funds

Any potential investor wants to see a highly readable and believable business plan with a summary, a management team overview and financials but after submitting your plan many people think funding will just arrive when in reality it can take time. By following the steps below you will be able to avoid some of the most obvious mistakes when raising funds for your project.




One - If you are a company that has brilliant technical knowledge and no real sales expertise do not advertise it. Information on your web-site including the management team biographies will clearly state the management teams background including their technical expertise, their degrees, their patents and such like but amazingly their go to market strategy in the business plan is usually incomplete and sometimes missing. The solution, make sure you have a credible go to market strategy with a credible sales leader. Nobody will invest if you don't.

Two - Make sure your website is stunning. Too many companies think that running a business is all about product and the abilities of the technical team - frankly it isn't. This may be true but today investors will always expect to see more. They want to be convinced and when they will go straight to your web site they are wanting to be wowed! Unfortunately, so many people provide what looks more like a school project. Make sure your website is utterly brilliant and that it doesn't look cheap. Ask a variety of people if it looks modern, if it looks appealing, particularly the photos and ask if it is easy to navigate. Also please ensure that it is relevant - it's not about how wonderful you are it's about how you and your company will solve their challenges.




Three - If you are raising money through a prospectus or private listing make sure that your brochure stacks up. Many people do not place enough time and effort with the visual appeal of a Private Listing Brochure and again you don't want to provide a sub-standard document that will fail at every level. Spend some time and money to ensure that you convey your messaging in a professional, crisp business-like manner and that it is logical and easy to read. Also don't use random un verifiable facts - make sure that you underpin everything that you state will be possible with the latest research etc.

Four - don't use jargon. Anyone who goes to your site or who takes a look at any promotional material designed to answer questions won't stand for jargon which usually means nothing to them. If you must use jargon or acronyms, make sure there is an explanation - people won't ask they will vote with their feet! A well written website and brochure is music to the ears of potential investors

Five - Make sure that on your website and all other materials that you have the same font. Make sure that the supporting marketing material looks great and make sure that the stories you tell are verifiable and relevant. Lastly please don't be controversial People will make their mind up on quality and this includes the look and feel, the overall professional approach. If you can use proper references form proper companies. Don't add something for the sake of adding something as it has to be contextual and relevant!

Why the UK Is Attracting Investors Looking for Student Accommodation

Did you know that there is a vast shortage all over the UK of student accommodation? Every major city has a university, some more than one and where there is a university you will find students and all those students throughout their periods of study, need accommodation.




It is estimated that only fifty percent of all students in the UK have access to high-quality and specifically purpose-built student accommodation. When you look at high dense population areas, it's expected that this figure declines to even less, somewhere in the region of just twenty percent. This massive shortage means a wonderful investment opportunity is available to any savvy investor.

Doing the maths, it looks like there are almost a hundred thousand students alone in the London area that have a high demand for accommodation and that demand is only ever going to rise! Student property really needs to be conveniently located and by that, we mean close to good areas for socializing and on good public transport links to the university campus. Tick those essential boxes and you will have students knocking down your door in a rush to rent from you.

I appreciate this might sound too good to be true but dense populations spring up in inner city areas that quickly become known as student zones. While this may put off traditional private sales and in some cases cut pricing of private sales of property, for the specific student property expert, this is a perfect situation where you will be able to maximise your return on investment in very quick time. Some good examples of UK locations include Brighton, Plymouth, Bristol, Liverpool, Manchester, Edinburg, Exeter and needless to say London.




If accommodation is purpose-built for students then the quality of student is higher, this means the rental returns are higher and you can also attract overseas students, many of which will not have the budget limitations facing local students. Think of purpose built student accommodation mimicking smaller halls of residence. For this you need ideally a larger property that can be split into studio style rental apartments numbering four or five. If you can get such a property close to or next to the University campus then this will strengthen the purpose built approach and really boarder your student market appeal.

Students are reliable, they rent for set periods of time, and you get plenty of notice of the tenancy ending and can literally replace those tenants with the next student intake. All you need to do is make sure you are ahead of the student calendar and make use of current tenant's recommendations, word of mouth advertising or post notices within University campus areas or on the host of student accommodation websites. It is unlikely you will ever be short of a hungry demographic.

The UK has always attracted a broad spectrum of investors, but due to the increase of students looking to rent temporary accommodation, there has also been an increase in student property investors. They are essentially buy-to-let investors with a keen focus on the student market.




The UK also offers property investors a strong and consistent annual yield. The property value in the UK can grow much over the years. This mainly due to the active market, high demand and limited amount of land to develop property on.

David Cameron has recently decided to increase the influx of overseas students from India, which means that we will not be seeing a decrease in the demand for student property anytime soon. If you are a property investor I suggest that this is a market worth looking into.

3 Ways A Teenager Can Acquire Wealth and Maintain Financial Sustainability

A man's success can be recognized by the legitimate means in which he gains beneficial things. This might be as result of effort and self-determination. To some people, it is otherwise because they believe success comes from the approval of the Supreme Being. Wealth sometimes can be described simply as the ability for an individual to meet up with his/her desires without limitations.





Millions of people living in the world today believe in having hands on deck to achieve their goals and what matters is, do they really work for the sustainable goal?

Perhaps, about 5% of the people in this world acquire wealth to sustain and provide their demands at any given time. They are known to be the world's most influential people. In this article, we provide three (3) ways to acquire sustainable wealth to suit people's prospective desires. However these ways are categorized amongst three groups namely the inventors, investors and salary earning groups.




The Inventors group: This group can be found amongst popular artistes such as art celebrities, actors, musicians and inventors. They normally work for the passion which at later time, projects them to fame that attracts wealth for them. Sometimes, their wealth is not substantial because of improper management. Reason is because majority of people in this group are teenagers who doesn't believe in seeking for job. They find it easy to go for their passion but lack of knowledge in the managerial aspect would eventually lead them to financial instability.

The Salary Earning Group: This people work for an agreed terms and period for their employers. When they meet their job requirements, they get paid for the specific job. Either as a government or a private sector worker, they are dependent on their monthly, weekly or daily salary which often limits them to their desire.

A teenage in this group sometimes find it difficult to meet up with their hastening needs as they end up seeking for leverages, loans and mortgages which results to debt. At most point they are caged for a fixed period in other to achieve their long term desires. Only 30% of people in this group step up to build other sources of income for themselves.



The Investors group: This set of people believes that every day to day activities of the world depends on business transactions and risks.

However not many of them succeeds in this path. Only few who believe that risk is a companion in every business dealings scale along through.

This group of people invests at a minimal rate and gradually attains a higher level of wealth. They focus on the long term goal which produces huge and sustainable wealth than other groups above. They are the owners and employers of people who make wealth for them on daily basis.

Attaining wealth depends on the variety of group you choose to belong. Any one of these groups can eventually land you to wealth but it takes wisdom and understanding to manage its proceedings in other to sustain it for the future.
